A Place in the Sun Birmingham Brings Together Nearly 4,000 British Buyers Looking to Purchase Property Abroad

TL Global Mortgage participated as an exhibitor at A Place in the Sun Live Birmingham 2026, the UK’s largest overseas property exhibition, held at the NEC Birmingham from 18 to 20 September.

The event brought together more than 95 companies, 300 property and relocation professionals and representatives from over 15 countries, consolidating its position as one of the leading meeting points for British buyers interested in overseas property. Over the three days, the exhibition welcomed 3,854 paying visitors, according to official figures provided by the organizers to exhibitors.

Spain once again had a prominent presence among the international property destinations represented at the show. Alongside estate agents, developers, lawyers and tax specialists, TL Global Mortgage participated as the event’s only dedicated mortgage broker exhibitor, advising British buyers on their financing options when purchasing property in Spain.

Our experience during the three days of the exhibition also provided a clear picture of the areas attracting the greatest interest from British buyers. Demand was largely concentrated along Spain’s Mediterranean coast, from the northern Costa Blanca —with particularly strong interest in the southern Costa Blanca— through the Costa Cálida and Costa de Almería, and continuing to the Costa del Sol. This Mediterranean corridor also accounted for a significant proportion of the Spanish property offering represented at the Birmingham event.

Interest was not limited to properties directly on the coast. We also met buyers looking at inland towns and villages within easy reach of the Mediterranean, attracted by different types of properties and way of life.

In terms of buyer profile, a significant proportion were looking for a second home in Spain, but we also met people considering a much more permanent move: selling their property in the UK and relocating to Spain. This included both retirees planning to spend their retirement in Spain and younger families and professionals whose work allows them greater geographical flexibility.

Another factor generating particular interest at the exhibition was the attractiveness of current Spanish mortgage rates compared with those available in the UK. As a reference, the average interest rate on new residential mortgages in Spain stood at 2.96% in June 2026, while average fixed mortgage rates in the UK were above 5.8%. Although the two markets and mortgage products are not directly comparable, the difference helps explain why financing in Spain can be particularly attractive to some British buyers.

This makes understanding the financing options available from the outset increasingly important. Knowing how much a non-resident can borrow, how much capital they will need to contribute and which Spanish banks are best suited to their financial profile allows international buyers to search with a realistic budget and structure the purchase more effectively.

Participation in A Place in the Sun Live Birmingham 2026 represents another step forward in TL Global Mortgage’s international strategy and, above all, an opportunity to bring Spanish mortgage financing directly to British buyers who continue to see Spain not only as a destination for a second home, but, in many cases, as the place to begin a new chapter in their lives.
